Social Guidelines

Below is a list of social goals and objectives, specifically oriented around social equity drivers, along with descriptions about why Longlands believes these goals and objectives are relevant to the project and the larger community.

GOAL 1:  Housing Diversity and Affordability

Objective:

  • Provide a mixed-use development that supports a range of household compositions and income levels, and that supports live/work opportunities, “ageing-in-place”, and a range of mobility capacities.

Why is this important?

  • Support high quality of life, wellbeing, and affordable housing for all, including the ageing population; and
  • Diversity contributes to community vitality, encourages understanding, support and inclusion of others, fosters appreciation of differences, and promotes social equity.

GOAL 2:  Community Connectivity

Objectives:

  • Promote a pedestrian-friendly landscape with a mix of land uses;
  • Maintain an open and welcoming spirit to residents, the community, and visitors; and
  • Foster an identity as a community for healthy and sustainable living

Why is this important?

  • Longlands golf course has a legacy as an opening and welcoming community amenity;
  • Regular interactions with neighbours contribute to a sense of personal and community well-being, security, and safety: and
  • A sense of community connectivity and belonging enhances personal mental health and wellbeing, as well as community wellbeing.


GOAL 3:  Community Vibrancy

Objectives:

  • Strive to provide vibrant indoor and outdoor community spaces that foster social interaction;
  • Provide access to a variety of institutional, commercial, and community services;Golfing at Longlands
  • Provide ready access to parks, recreational facilities, and green / open spaces;
  • Provide community amenities and programs (daycare, seniors facilities, community gardens); and
  • Encourage the application of crime prevention through environmental design (CPTED) principles to facilitate safe, walkable outdoor environments and building interfaces.

Why is this important?

  • Community interactions and events contribute to the sense of vibrancy, community engagement, and pride in ongoing community enhancement;
  • Community vibrancy attracts visitors, which enhances economic vibrancy and lowers incidences of crime; and
  • A sense of visibility and vibrancy lowers crime risk and encourages a wider diversity of user groups to make use of outdoor common spaces.


GOAL 4:  Health and Wellness

Objectives:

  • Strive to create a regional destination for integrated health and wellness; and
  • Inspire healthy and active lifestyles for residents and visitors

Why is this important?

  • Active and healthy lifestyles promote extended quality of life, duration of mobility and age of mortality;
  • Social interaction and community engagement promote extended quality of life, duration of mobility and age of mortality;
  • Obesity has been identified as a major risk factor contributing to a number of chronic illnesses such as diabetes and heart disease; and
  • Reduced chronic illnesses and preventative health care reduces the cost and burden on the provincial medical system.

Longlands Golf Course

Project Status:

The Longlands Development Project has been placed 'on hold' by the Comox Valley Regional District, pending more resolution on the draft Comox Valley Regional Growth Strategy.  Island Coastal Ventures Ltd. will seek to go before the EASC again in late spring/early summer of 2010.  In the interim, ICV will evaluate its current investment security and is likely to make a public statement soon on it's long term intent for continued investment in the Comox Valley.
