Geotechnical Analysis
Levelton Consultants Ltd., a geotechnical engineering firm based in Victoria BC, was retained by Island Coastal Ventures to complete the following baseline geotechnical work in 2009, so that a preliminary understanding of the ability of the Longlands site to
support multi-story residential / commercial buildings and underground parking could be obtained:
- Background research to determine the site’s regional geotechnical and hydrogeological settings;
- Subsurface borehole examination and geotechnical evaluation of soil characteristics in the areas of proposed development; and
- Installation and monitoring of groundwater piezometers.
The results of this work, with assessments of the seismic stability and load-bearing capacity of the site’s soils, the potential for groundwater intrusion into subsurface parking excavations, and geotechnical recommendations pertaining to site preparation activities, temporary excavation de-watering, building foundations, and the reuse of natural soils were all helpful in defining site opportunities and constraints vis-à-vis the Site Adaptive Planning and Design process.
