Open Space

Island Coastal Ventures is committed to the creation and maintenance of a diverse, multi-functional open space system that works with the site’s natural attributes and surrounding neighbourhood values, based on the following objectives:

  • Preserve and enhance Longlands’ existing key landscape features including forested areas, aquatic features, riparian zones, pervious surfaces, and recreational amenities through the design of a compact development;
  • Engage Longlands’ future residents and other users with the landscape through education and the creation of dynamic landscape areas that improve the functionality of the site and provide long-term enjoyment for residents and visitors alike; and
  • Restore degraded landscape elements and processes, with integration into the site’s interpretative programs and servicing infrastructure, where appropriate.

In order to achieve these objectives, a detailed Open Space Plan was formulated, and a generous Parkland Dedication has been proposed.  Both of these elements describe how the values espoused in the above objectives are firstly realistic, and secondly, how they are integral to the Longlands development proposal. 

We believe that the Longlands development project is an excellent example or illustration of how open space and development are integrally connected and how they can be mutually supportive:

Open space strategically located in proximity to homes adds value to development, and well planned development can provide resources to facilitate protection and enhancement of open space.

Longlands Golf Course

Project Status:

The Longlands Development Project has been placed 'on hold' by the Comox Valley Regional District, pending more resolution on the draft Comox Valley Regional Growth Strategy.  Island Coastal Ventures Ltd. will seek to go before the EASC again in late spring/early summer of 2010.  In the interim, ICV will evaluate its current investment security and is likely to make a public statement soon on it's long term intent for continued investment in the Comox Valley.
