Neighbourhood Buffers

Generous wooded buffers will be maintained along the perimeters of the site between Longlands’ new buildings and all existing single family properties adjacent to the site. Vegetation enhancement will occur in buffer areas that are presently lacking understory vegetation. Restoration of the buffer area will be accomplished by enhancing understory plant communities with small trees and various shrub species suitable for the site conditions. Building Forest BufferBuffer enhancement is a high priority for Island Coastal Ventures, and will be initiated prior to other construction work on the site.

The configuration of a typical vegetative buffer will be to maintain the existing tree canopy and strategically enhance the understory planting to provide visual buffers to and from the site. The buffer areas also provide greenway routes that will maintain wildlife habitat, improve habitat connectivity, and create a continuous plant and wildlife community that surrounds the site’s built areas.

Longlands Golf Course

Project Status:

The Longlands Development Project has been placed 'on hold' by the Comox Valley Regional District, pending more resolution on the draft Comox Valley Regional Growth Strategy.  Island Coastal Ventures Ltd. will seek to go before the EASC again in late spring/early summer of 2010.  In the interim, ICV will evaluate its current investment security and is likely to make a public statement soon on it's long term intent for continued investment in the Comox Valley.
