Island Coastal Ventures Ltd. is pleased to present the Longlands development proposal to create a new mixed-use, sustainable community on the existing Longlands Golf Course property, located within the Comox Valley Regional District (CVRD) immediately north of the Town of Comox, BC. The three major project elements are described in more detail here:
Island Coastal Ventures Ltd. proposes to create a vibrant, sustainable community where people can live, work, shop, and play, while also retaining the Longlands’ long-standing tradition of welcoming the community to this lovely site. The new Longlands Development will offer a wide diversity of commercial services, community amenities, and inspiring living choices for residents of all ages.
We believe that the Longlands Development will provide many clear, tangible benefits to the local environment, economy, and people of the Comox Valley, and that it will do so while covering the costs of infrastructure and servicing from within.
The Longlands golf course, which is nestled amongst majestic trees at the headwaters of the Brooklyn Creek watershed, has long been a community amenity for generations of Comox Valley golfers. Over the years local residents have formed trails through the forested areas. These trails have been used to provide access to Lannan Forest immediately north of the site, and provide walking loops where visitors can enjoy both the solitude of the site and its many natural attributes. When Island Coastal Ventures Ltd. acquired the property in 2007, they recognized these intrinsic site qualities and resolved to retain and enhance them wherever the opportunities arose. This meant employing an innovative, integrated design process to guide the site’s future development. This approach had to be demonstrably different from the “norm”, where properties are routinely cleared and development lots plotted with little or no regard to the site’s natural environmental attributes.
Since the beginning of 2008, Island Coastal Ventures has completed one of the most exhaustive inventories of a site’s development opportunities and constraints ever undertaken on Vancouver Island. Based on this work, and through the rigorous adoption of a site adaptive planning and design process, Island Coastal Ventures Ltd. hopes to create a truly sustainable, mixed-use development that will become a vital resource and amenity to the local Anderton Road area, while also serving as a model to help guide the transformation of the Comox Valley’s suburban communities into more complete, integrated, and pedestrian-oriented places.
As well as contributing to the economic vitality of the Comox Valley, the Longlands Development has the potential to focus national and even international attention on the Comox Valley as a leader in Green Development, and afford the region a head start in retooling trades and construction methods for the emerging “green” economy.
